The Property Team

Our conveyancing services are provided by solicitors, executives and support staff as appropriate.  All members of our Property Team have over 20 years experience and we believe in providing a personal and professional service at all times.

A typical timescale for a residential property transaction is between two to three months. On exchange of contracts (usually occurring 4-6 weeks from commencement of the transaction) a deposit of, usually, 10% of the purchase price will be payable.  On completion of the transaction, usually 2-4 weeks after exchange of contracts, the full purchase price plus Stamp Duty Land Tax, Land Registry fees and our fees and disbursements will be payable in full.

Our fee quote covers all aspects of the transaction including, on a purchase, the post completion work of filing, on your behalf, the Stamp Duty Land Tax Return and registration at HM Land Registry.   Please note, however, that this fixed fee will not cover any tax advice or trust document, which can be quoted for separately if requested.

Subject to a minimum fee of £1,000.

NB:

1.              VAT will be payable at current rates on all of the above, with the exception of Stamp Duty Land Tax and any HM Land Registry fees.

2.              Stamp Duty Land Tax and Land Registry fees will be payable on purchases and individual calculations of each will be provided when the purchase price and other relevant information is given to us.

3.              We would not normally act for your lender on a purchase. Lender’s solicitors’ fees will be payable in addition.

4.              On abortive transactions we will charge fees for the work done based on the time spent.  The hourly rates of the fee earners will be set out in our Engagement Letter  to you but if the matter proceeds to completion then the fixed fee quote will apply in any event.

We will quote for commercial property sales,  purchases and lettings upon specific request when furnished with adequate details of the proposed transaction.
